20ft layout options — 1 to 3 bedrooms

The same 36m² footprint can be configured several ways. Choose the layout that suits how you’ll actually use the home:

• Studio / open-plan — one open living, sleeping and kitchen space. Best as a home office, studio or guest space.
• 1 bedroom — a separate bedroom with open-plan living and kitchen. Best for single occupants, couples, a bach or farm accommodation.
• 2 bedroom — two separate rooms with shared living. Best for a couple with a guest room, a small Airbnb, or staff accommodation.
• 3 bedroom — three compact rooms, maximising sleeping space over living area. Best for family or worker accommodation where beds matter more than lounge space.

NZ-wide delivery

We transport homes NZ-wide using a Hiab truck, crane lift where required, full positioning on site, and advice on piles and foundation requirements. Transit insurance is included for every delivery.

Do I need building consent?

Council requirements vary by site and by council. Check with your local council on what’s needed for your site and send us their requirements — we’ll tell you what we can and can’t do before you commit to anything.

Can I customise the layout?

Yes — interiors, doors, walls, bathrooms and flooring can be customised.

Is plumbing and electricity included?

Yes — electrical is installed to NZ standards (SDoC provided), and plumbing is installed ready for connection on site.

How much is delivery?

Delivery is quoted for your address. Send your site location and I’ll work out the delivery cost and include it in your fixed quote. Transit insurance is included.

Can this home run off-grid?

Yes — it can be paired with our solar and battery packages. Final system sizing depends on your appliances, daily usage, site conditions and backup requirements.
