Your final quote depends on the model, layout, upgrades, delivery, site access and availability, and we itemise every line so you can see exactly what’s included and what’s optional.
Every 20ft, 30ft, 40ft and Horizon home now comes with a heat-recovery ventilation unit fitted as standard — fresh, filtered air that helps reduce condensation and damp while keeping your warmth in, at no extra cost. (Not included on The Cabin or the 20ft/30ft Apple Cabins.)

What’s included by default
Most buyers want a home that’s warm, tidy and usable, so the sensible bits are included as standard — insulation, modern flooring, LED lighting, quality joinery, and electrical installed to NZ standards (with SDoC documentation provided where applicable). You can add a bathroom, kitchenette, extra windows or a deck to make it move-in ready.
Add-ons that change your price
Optional upgrades (incl. GST):
- Gable roof (20ft / 30ft / 40ft): $3,950 / $6,000 / $6,500
- Front terrace + 2 m deck: $4,000
- Bathroom package — toilet, vanity, shower (priced to spec)
- Kitchenette — cabinets, benchtop, sink & tap (priced to spec)
- Heat pump, extra windows or ranchslider (priced to spec)

Off-grid power options
Pair your home with an off-grid solar and battery package (incl. GST):
- 3.5 kW solar + 10 kWh battery: $12,499
- 5 kW solar + 10 kWh battery: $14,999
- 7 kW solar + 15 kWh battery: $19,499
A home is off-grid capable when the solar and battery system is sized to your appliances, daily usage, site conditions and backup requirements.
How your portable home price is calculated
- Base build — the standard inclusions listed above.
- Custom options — bathroom, kitchenette, extra glazing, decking and finishes.
- Delivery — quoted by distance, access and crane time (nationwide).
- Payment terms — a 40% deposit to start; the balance on delivery.
- Lead time — confirmed in your quote before you pay a deposit.
Do you need building consent?
It depends on your site, foundations and intended use. Under the 2026 rules, a standalone dwelling of 70 m² or less may not need a building consent if the conditions are met — but the Building Code still applies, and you must notify your council and obtain a PIM, working with a Licensed Building Practitioner where required. Note the 40ft is approximately 72 m², which is over the 70 m² threshold, so a building consent is generally required.
